Lake Monticello

Lake Cypress Springs, a 3,461 acre lake with a maximum depth of 56 feet and a surface fluctuation of only 2-3 feet, is located adjacent to Lake Bob Sandlin, in the scenic piney woods of East Texas.  Many bald eagles reside here during the winter, along with a variety of other birds species, and the fishing here is outstanding.  The lake carries the record for largemouth bass.  Five parks surround the lake, including Walleye Park, Dogwood Park, Mary King Park, Overlook Park, and W.D. Jack Guthrie Park. Lake Bob Sandlin

Lining the shores of Lake Bob Sandlin are 800 acres of state and county parks with nature trails where deer and other wildlife can be seen. Eagles have been spotted in the park during winter months, and other wildlife can be viewed year round. Interpretative tours and nature walks are given by park officials on some weekends and by special request.

Several residential subdivisions and a few non-restricted properties surround the lake. The Peninsulas is the only luxury lakefront community on Lake Bob Sandlin.
